Research Park Rezoning (PL-26-18)

The City of Champaign is proposing a rezoning of properties within the Illinois Research Park and near the University of Illinois to a newly established RP – Research Park Zoning District. In addition, properties along the north side of St. Mary's Road will be rezoned to match the MF3 zoning of properties to their north. A map of the proposed areas to be rezoned is included below.

The RP – Research Park Zoning District is a medium intensity mixed use business and employment district supporting a range of research, innovation, technology and employment uses within the University of Illinois Research Park. The district also supports a range of housing, institutional and entertainment uses supporting the unique location near the University of Illinois. The proposed rezoning helps to facilitate expansion of the Research Park while continuing to allow the activities associated with the University of Illinois and other institutional uses.

The Champaign Plan Commission will hold a public hearing on Wednesday, July 15, 2026, at 4:00 p.m. in the City Council Chambers located at 102 North Neil Street, Champaign, to hear the proposal and to consider any input and comments from neighbors. At the conclusion of this public hearing, the Plan Commission will forward the rezoning to City Council with a recommendation to approve or deny. City Council will consider the proposed rezoning at the August 4, 2026 meeting.
