Rezoning at 801 N. McKinley

On June 5, 2024, at 4 pm, the City of Champaign Plan Commission will hear a proposed rezoning case for the property located at 801 N. McKinley. The application was submitted by G.W. Investors LLC.. The proposed rezoning would reclassify this property from the I1, Light Industrial to i2 Heavy Industrial. The Plan Commission will hear this case in the Champaign City Council Chambers (102 N Neil St., Champaign). Plan Commission meetings are open to the public. Both the current and proposed zoning districts have similar uses allowed and relative density. The current business at the site is Reading Rock, which makes decorative hardscape materials like bricks and concrete blocks. The business has been operating at the site for several years; however, they are proposing to build a structured cover over one of their existing outdoor conveyor belts. This is considered "intermediate manufacturing" which is only allowed in the I2,Heavy Industrial Zoning District. Since this conveyor belt actually spans the line from I1, Light Industrial Zoning to I2, Heavy Industrial Zoning, in order to bring the covered conveyor belt into compliance with the Zoning Ordinance, the property owner is proposing to rezone the remainder of the site to I2, Heavy Industrial, which is consistent with the City's Future Land Use Map in the Comprehensive Plan.
