Proposed Rezoning at the Northwest Corner of John St. and Kenwood Rd.

On May 15, 2024, at 4 pm, the City of Champaign Plan Commission will hear a proposed rezoning case for the northwest corner of John Street and Kenwood Road. The application was submitted by William Kaufman of WRK Properties, LLC. The proposed rezoning would reclassify this property from the SF2 (Single- and Two-Family District) to MF1 (Multifamily Low Density District.) The Plan Commission will hear this case in the Champaign City Council Chambers (102 N Neil St., Champaign). Plan Commission meetings are open to the public.

Both the current and proposed zoning districts have similar uses allowed and relative density. The most substantial difference is allowing multifamily structures on a lot without further zoning approval, rather than being limited to single- and two-family structures. There is no proposed development at this time. The site currently could be developed but has not been able to be redeveloped under its current zoning. A change of zoning would permit any new development that conform to the MF1, Low Density Multifamily District.

Staff will prepare a report on the proposal and its merits to satisfy rezoning criteria (LaSalle Criteria and Champaign's Development Context Criteria). You can read the complete staff analysis of the LaSalle criteria and staff recommendation at this link. Plan Commission will meet at 4 PM, Wednesday, May 15, 2024 at the Champaign City Building to evaluate the LaSalle criteria. The public is welcome to attend and provide input.
