    The Planning and Development Department has received an application to remove the Local Landmark Designation for the Ahrens/Wojner Residence at 212 East University Avenue. The Ahrens/Wojner Residence was designated as a Local Landmark by City Council on August 4, 1998. The application and supporting documentation is provided below:

    HISTORIC PRESERVATION MEETING

    The Historic Preservation Commission will review the application to remove the Landmark Designation on Thursday December 5, 2024 at 4 p.m. in the City Council Chambers (102 North Neil St, Champaign) to review the proposed rezoning and hear public input. Meeting materials will be posted here prior to the meeting.

    Upcoming Garden Hills Neighborhood Improvements and Construction – Public Meeting

    The City will soon begin construction on improvements to make Garden Hills safer, more resilient, and better connected. To share project details, including the timeline and construction impacts, we invite you to a public information meeting on November 18, 2024, from 4-6 pm at 1804 North Mattis Avenue. Residents, property owners, and community stakeholders are encouraged to attend to learn more and provide feedback.

    At the meeting, City project staff and our partners from Clark Dietz engineering will share details of the planned improvements to Paula Drive, Cynthia Drive and Garden Hills Drive, including road closures and detours. There will be opportunities for questions and community input. Design work is being finalized now. Construction will begin in 2025.

    Attendees can also learn about the construction underway on the south side of Garden Hills. Hedge Road and Summerlin Lane, between Hedge and Holly Hill, will be reconstructed with new curbs, gutters, sidewalks, and lighting.

    Two large ponds will capture stormwater runoff, helping to alleviate neighborhood flooding. Walking trails, landscaping, and a new Hedge Park with playgrounds, sports courts, and picnic areas will surround the basins.

    These improvements reflect years of collaboration between the City and Garden Hills residents. Your partnership has shaped this vision, and we’re excited for the enhanced quality of life you will experience after construction.

    On November 6, 2024, at 4 pm, the City of Champaign Plan Commission will hear a proposed Special Use Permit for 1207 South Mattis Avenue. The application was submitted by C-U at Home. The proposed Special Use Permit is to allow a Mid-Barrier Shelter in a CN, Commercial Neighborhood Zoning District. The Mid-Barrier Shelter would allow individuals with housing challenges obtain assistance for a limited period of time, two years or less, to work towards obtaining a stable housing option.

    The Plan Commission will hear this case in the Champaign City Council Chambers (102 N Neil St., Champaign). Plan Commission meetings are open to the public.

    The Planning and Development Department has initiated a rezoning of the property at 605 South First Street from the CB1, Central Business Urban Fringe zoning district to the CB3 Central Business Campustown zoning district. The proposed rezoning includes the property on the west side of South First Street and north of East Green Street. The City of Champaign is initiating the rezoning to algin zoning districts in this location for a proposed mixed-use development spanning two different zoning districts at the corner of South First and East Green Streets.

  • Research Park Tract IV Rezoning

    The Planning and Development Department has received an application to rezone portions of the University of Illinois Research Park from the CO Commercial Office zoning district to the I1 Light Industrial zoning district. The proposed rezoning includes properties bound on the west by South First Street, north by Hazelwood Drive, south by Gerty Drive, east to the City of Champaign municipal boundary. The University of Illinois is requesting the rezoning to support and facilitate continued growth of startups within the Illinois Research Park wanting to transition from incubator space to small scale light manufacturing space while maintaining proximity to the University of Illinois campus.
